Mixed-Use Development Concept Plan
Liberty Township, OH
glaserworks conceptualized a New Urbanist development for 300 acres of rolling, wooded land in the exurban community of Liberty Township, Ohio.
The developer, and the family who has owned the land for decades, want a development that will respect the land’s heritage and its topography, its groves of trees and streams. They want a development that is walkable yet natural; primarily residential but with a mix of uses and amenities.
glaserworks worked with the developer to conceptualize a neighborhood that is vibrant yet compact – so that not all the land is gobbled up by buildings.
We designed several distinct neighborhoods: a Neighborhood Business District with office and residential uses on upper stories; a Civic District for township offices; and a recreation area that includes an amphitheater. These areas are near each other so they can take advantage of shared parking – and each other.
We designed four scales of residential development: rowhouse, small lot, medium lot and rural lot areas. We also designed a neighborhood green, formed by houses with porches, and left a large area of rolling hills open for a horse farm.
