glaserworks helped to inject a new, walkable neighborhood into a suburb.
Our client for the project, Casto, had completed construction of a retail life-style center on approximately two-thirds of a greenfield site. Casto wanted to develop the remaining portion of land in the highest and best manner. They wanted a walkable, mixed use development.
We planned the Deerfield Village Square as a walkable, mixed use neighborhood with 5 acres for mixed use (office / retail / residential) buildings, 10 acres for a movie cinema, and 15 acres for a residential townhouse development.
We adhered to pedestrian-friendly, urban street corridor design principles. We did not surround buildings with parking lots, we designed streets with on-street parking. This on-street parking – along with street trees, streetlights and other “street architecture” – gives a street “friction” that calms traffic and provides a comfortable pedestrian experience.
glaserworks designed the Village Square Green, a green space thoughtfully formed by buildings, to join the residential portion of the development to the office and retail portion. We also designed pedestrian connections from gaps in the existing life style center to the new development in order to encourage park-once-and-walk behavior from dwellers, shoppers, diners and cinema patrons.
